12 December 2019 - WOOD & Company and Immocap have formed a joint venture to develop the new Lakeside Park 2 office building near Kuchajda lake.
The new Lakeside Park 02 (LSP2) office project is directly connected to the successful Lakeside Park 01 at the intersection of Tomášiková and Vajnorská streets in Bratislava - Nové Mesto. Construction should start Q1 2020 with completion scheduled for Q2 2022.
Both companies will participate in project implementation, with Immocap ensuring overall development, including co-financing, project preparation, construction, and leasing. In addition to co-financing, WOOD & Co. will oversee on-site development and synergies with respect to neighbouring Lakeside Park 1 (LP1). Legal advice on the joint venture was provided by international law firm Kinstellar in cooperation with Bartošík Šváby.
„For WOOD & Co. this collaboration is exceptional, as we usually focus on acquisitions of completed and occupied buildings, but in this case it is a complete development. Another challenge is that together with Lakeside Park 1, this is a significant expansion of the leasable area to 40,000 m2. A new element is the partnership with Immocap. We are looking forward to our mutual cooperation,“ said Martin Šmigura, Investment Director of WOOD & Company.
Immocap and WOOD & Co. plan to incorporate the latest architectural and technological developments in Lakeside Park 02, including green building certification and energy efficiency. The comfort of tenants will also be prioritised both inside and out – with the provision of an attractive green park in front of the building.
„We really appreciate that WOOD & Co. selected us as the developer of Lakeside Park 2 office project. We add value through the latest standards, technological innovations, and sustainable elements to the interior and exterior of the building. This approach confirms our strategy to bring clients in Bratislava efficient and cutting-edge solutions for office premises," said Martin Šramko, Immocap CEO.
The modern business district around Kuchajda lake is a popular HQ for many large international and Slovak companies. Lakeside Park 2 will add approximately 15,000 m2 of new leasable area and 300 parking spaces with excellent access by car, tram, and other public transport such as train - with nearby Nové Mesto Station offering great accessibility. There are also numerous shops and amenities in the newly-renovated VIVO shopping centre (formerly Polus City Center) and many gastronomic facilities at the popular Fresh Market farmers' market. Added value is provided by adjacent Kuchajda lake with many opportunities for sports and leisure.
