Bratislava 4 March 2020 - Immocap and WOOD & Company have commenced construction of the new Lakeside Park 2 office building near Kuchajda lake. Completion is scheduled for Q2 2022.
Construction of the 14,370 m2 of office space began in late February, and will provide modern, efficient and fully-functional spaces, complemented by contemporary technology and openable windows. Half of the building’s 12 office floors will have access to a terrace or balcony with inspiring views of the Small Carpathians and Kuchajda lake. Average floor space is over 1,200 m2. The ground floor will host six to eight commercial spaces with multiple gastronomic outlets that will complement services in Lakeside Park 1 and be interconnected via the entrance lobby. Tenants’ comfort will be guaranteed by quality interior furnishings and attractive public spaces, such as green park in front of the building.
Lakeside Park 2 will be directly connected to the successful Lakeside Park 01, which is located at the intersection of Tomášiková and Vajnorská streets in Bratislava - Nové Mesto. The buildings comprise over 40,000 m2 of leasable area. Lower floors between Lakeside Park 1 and Lakeside Park 2 will be interconnected to create over 3,000 m2 of usable office space, while tenants can also customize elevator lobbies and connect floors with internal stairways. Company branding can be displayed high on the building, with excellent visibility from busy traffic routes.
Lakeside Park 2 will include 310 parking spaces on four underground floors, new above-ground parking, charging stations for electric cars, and lockable areas for bicycles along with personal lockers and showers. An important factor for future tenants will also be the LEED GOLD building sustainability certificate.
Lakeside Park’s location guarantees excellent accessibility by foot thanks to nearby train station, tram and bus stops. In addition to services directly in the building, there are also numerous shops and amenities in the newly-renovated VIVO shopping centre (formerly Polus City Center) and many gastronomic facilities at the popular Fresh Market farmers' market. Added value is provided by adjacent Kuchajda lake with many opportunities for sports and leisure.
The owners of the new Lakeside Park 2 project are WOOD & Company and Immocap, with Immocap responsible for overall development including co-financing, project preparation, construction, and leasing. In addition to co-financing, WOOD & Company will oversee on-site development and synergies with respect to neighbouring Lakeside Park 1. The companies plan to incorporate the latest architectural and technological developments in Lakeside Park 2.
