BRATISLAVA (18. 12. 2025) \u2013 <\/em>The new Istropolis project announces a valid building permit for the first three buildings \u2013 Istropolis Atrium, Istropolis Tower and residential Block A with 122 units \u2013 with the start of construction after the New Year. At the same time, the first residential building in Istropolis received financing from Tatra banka and the entry of a minority investment partner, Sandberg Capital. The project thus found three gifts under the Christmas tree prematurely, which mean good news, especially for the inhabitants of Bratislava.<\/strong><\/p>\n

Official construction of the awaited project of the new Istropolis will start at the beginning of 2026. Developer Immocap has confirmed the receipt of a valid building permit for the first three buildings. In January, the construction of one residential house and two administrative buildings will begin in Trnavsk\u00e9 m\u00fdto, followed by the construction of the cultural and social hall as part of the first phase.<\/p>\n

“The start of work on Istropolis is great news for the whole city. The attractiveness of the project is confirmed not only by the interest of the general public, but also by investors and financial partners. Our team is sincerely pleased that the construction loan for the residential Block A was provided by Tatra banka, which has been our partner in the project from the very beginning.\u00a0 We have also found a minority financial partner for this apartment building in the Sandberg Capital investment fund. We see this mainly as a confirmation of trust not only in Istropolis, but in our approach to the creation of the city as a whole,”<\/em> says Immocap CEO Martin \u0160ramko.<\/p>\n\n\n

Tatra banka will provide the developer with a construction loan in the amount of EUR 30 million to finance the residential Block A in the first phase of construction. The entry of an investment partner into this residential building, in turn, means that Sandberg Capital will be a minority shareholder, while Immocap will continue to provide all development activities, including the construction and sale of apartments.<\/p>\n

“I am truly pleased that we have agreed with Immocap to cooperate on the residential Block A and I am convinced that this project opens the door for further cooperation in the future,”<\/em> says Martin Fedor, director of Sandberg Capital, praising the agreement with Immocap.<\/p>\n

Istropolis is a\u00a0city-forming project, which, thanks to modern urbanism, will transform Trnavsk\u00e9 m\u00fdto into the gateway to the New Town and bring Bratislava a new meeting place. The heart of the whole project will be the cultural and social hall for 3 thousand people, which will create a quality background for the organization of a wide range of events. The mix of features will be complemented by quality housing, top-notch workspaces and generous public spaces. Thanks to the use of advanced technologies and well-thought-out project design, Istropolis will rank among \u00a0top projects in Central Europe in terms of ESG criteria, which emphasize sustainability, social responsibility and transparent management.<\/p>\n

Developer Immocap has been working on improving the project of the new Istropolis over the past 5 years with an unusually wide team of architects, designers and various specialists. The resulting form of Istropolis brings a combination of valuable public spaces full of greenery with pleasant urban living and efficient offices that will be built near the heart of the entire project \u2013 a new cultural and social hall.\u00a0 \u0160kult\u00e9tyho Street will also undergo a major change, creating a generous green strip with an elevated roadway for cars, which will slow down the street and make it a pleasant connection between the existing district and Istropolis.<\/p>\n\n

Expressed in numbers: 9 new buildings, 2 squares, an inner-block park, bicycle paths, a car-free zone, a top cultural and social hall for 3,000 people, 600 new apartments, energy-efficient offices for 5,000 employees, new facilities, restaurants, and other services. Immocap’s excellent location and approach to ESG criteria convinced DELL to move its headquarters to Istropolis.
