Our response to ESG is Immocap co.re. This approach to sustainability, technology and responsibility is reflected in every one of our projects. Sustainability and neutrality are not just buzzwords for us. We turn a few steps forward into a long journey – towards better working environments, better housing, and a better city.
We understand that our work impacts both the environment and the place we live in. Therefore, it is only natural that we integrate sustainable solutions into our projects – solutions that stand the test of time, contribute to environmental protection and reduce our clients’ costs. You can have more than one priority. In our Immocap co.re approach, there are four. We bring together the right team working on sustainable projects, which we continue to care for even after completion.

These four pillars form the foundation our Immocap co.re approach, enabling us to create projects that strive to meet ESG criteria. Our answer to ESG is Immocap co.re.
Immocap co.re
Care

We continue to work on projects even after they have been completed and certified. We consistently improve quality and user comfort.

Our work does not end with the construction – it continues. As part of our Immocap co.re approach, we actively focus on the Care pillar. In each project, we address green issues, art, movement and communities.

Sustainability

We bring solutions to projects that stand the test of time, reduce costs and contribute to environmental protection.

Our construction physicists integrate a range of technologies to achieve energy efficiency in every project. As a result, we create an energy concept for each building. While our approach may vary, the result is always superior energy management.

Technology ecosystem

The combination of TABS thermal activation, external shading, rooftop photovoltaics and heat pumps reduces energy costs by up to 50%. Our Kvarter project is an example of such an ecosystem.

Water management

Every drop of water counts. That's why we collect rainwater in large underground tanks. Once it's filtered, we use it to water the greenery and flush the toilets. Rainwater is used in this way in several projects - The Mill, Millhaus, Kvarter, Istropolis.

Energy concept

When defining the energy concept, it is important to take into account the thermal and technical properties of the façade. The design of the atrium aims to minimize heat loss through heat transfer in winter and solar heat gains in summer. Istropolis is an example.

Air handling / mechanical ventilation (heat/cold exchange)

The air handling system provides heat and air ventilation to the spaces in the building using modular air handling units.

During summer months, the air handling unit passively cools the building at night.

Heating/cooling

Heat is supplied from 2 independent sources. The primary heat source is an air-to-water and ground-to-water heat pump. A so-called central heat source will be used as a high-quality heat source. In summer months, the heat pump performs the opposite function - it cools the building.

The waste heat from the cooling process will be used to pre-heat hot water in the residential buildings. The heat pumps will use environmentally friendly, low-GWP refrigerants.

Heating and cooling concept

The thermal comfort of the space will be achieved by using low-temperature heating and high-temperature cooling with a ceiling heating and cooling system that utilizes the storage capacity of the concrete ceiling structure - known as the TABS system.

Building management concept

Energy management is a service that works well when the building management concept is well established. The metering and control equipment will provide centralised administration, monitoring and technical management of the building to achieve the desired thermal comfort through a properly adjusted distribution of cold and heat to the individual appliances.

The building management concept will provide integrated systems that allow individualized settings in each zone as well as the possibility of data collection. The control system is a tool for analytical information processing (energy consumption evaluation, energy analysis and modelling of optimal energy use, overall management of energy consumption in terms of CO2 emissions, reporting of major emergencies).

Renewable energy sources

We try to use renewable energy sources as much as possible in our projects. For example, heating is mainly provided by a heat pump (ground-to-water, air-to-water), using thermal energy from the surrounding environment (ground, air). We plan to install photovoltaic panels on the roof.

Sanitary installations

Rainwater will be collected from the roof into a retention tank on the technical floor for irrigation of green areas.

Energy management system

Good energy management is a set of many actions that ultimately ensure the sustainability of our projects. It is not just a matter of a few steps. It is a sophisticated system that works throughout the entire lifetime of a project. An example is the Best Office Development 2023 – our project The Mill.
