Construction of Millhaus begins, bringing new homes at Mlynské Nivy closer to the heart of Bratislava

BRATISLAVA – Real estate market leaders Immocap and WOOD Real Estate are joining forces on an exceptional project. The Millhaus residential building, now under construction in the Mlynské Nivy area, is set to redefine the perception and functionality of the zone, which is evolving into the main boulevard of the new city centre. The Millhaus project will further enhance the area’s changing character, blending business and residential functions.

The project will feature 151 residential and accommodation units across 19 floors, complemented by retail space on the ground floor. Residents will have access to nearly 140 parking spaces across two underground levels. The development will also include relaxation areas in a semi-open courtyard and a children’s playground. Millhaus will stand out in terms of design – the architecture by Siebert + Talaš aligns with the surrounding buildings, while sensitively complementing the character of Mlynské Nivy. The building’s modern, distinctive, yet calm character clearly signals its residential function and creates a pleasant living environment.

Millhaus is being built next to the new office building, The Mill, which has already captured public attention with its beautiful architectural design. The Millhaus residential building will complement this zone that is set to become the heart of the planned 15-minute city. This concept enables residents to access essential amenities, such as schools, nurseries, shops, services and workplaces, within 15 minutes on foot or by bike.

The concept of the 15-minute city was officially introduced by the Metropolitan Institute of Bratislava in 2023, and Millhaus is one of the first residential buildings in this emerging location. The project has received a building permit and is currently in the first phase of sales. Completion is scheduled for 2026. “As the pre-sale has shown strong interest, we are starting construction works. Our goal is to create vibrant places and we are convinced that a high-quality, well-designed project in the right location, with added value for clients, will succeed in the market,” says Martin Šramko, CEO of Immocap, explaining the idea behind Immocap’s entry into the residential market.
