BRATISLAVA (13/11/2024) – The new mixed-use building Kvarter on Jégého Street by developer Immocap will achieve several firsts in the Bratislava real estate market even before construction begins. Thanks to a sophisticated combination of technologies, future residents will save up to 50% on energy costs. The highly advanced building has already received a valid building permit, with construction set to begin as early as the start of 2025.
This exceptional building is the only new project in the city to stand out with its richly illuminated atrium, abundant greenery and modern interior and exterior design by Čechvala Architects, the lead architects of the entire complex. A hallmark of Immocap’s projects is the inclusion of valuable artwork, which will also feature prominently in Kvarter. The value of the project will be further enhanced by a green roof with a community terrace, excellent transport accessibility, proximity to a wide range of amenities and high standards for the residential units. The basic standard includes aluminium windows, exterior shading, ceiling-mounted radiant heating and cooling and spacious parking spaces. This technologically advanced building will offer 79 flats across six floors, along with spaces for shops and services. The underground levels will provide 105 large parking spaces.

“Kvarter represents an important milestone for us and a major step forward as we enter a new phase as a developer. The work of our highly specialized team has materialized into a tangible project which has already captured the attention of both professionals and the public with its unique characteristics. We are delighted by these achievements,” says Martin Šramko, CEO of Immocap.
Kvarter meets the most demanding requirements, combining high quality, cutting-edge design and the latest technologies. Its energy-efficient heating and cooling system is the result of Immocap’s proprietary solution, designed by our in-house specialists. The system consists of a combination of thermal activation of the concrete structure (TABS), external shading, rooftop photovoltaics and heat pumps. Thanks to the smart design of this system, Kvarter can reduce energy costs by up to 50%. The mixed-use building will be located in one of the most desirable parts of Ružinov. Its excellent location offers walking access to key destinations – the Ondrej Nepela Ice Hockey Stadium, Tehelné Pole swimming pool, Jama Park, Miletičova Market and the Central shopping centre. Developer Immocap manages the entire sales process and provides financing advisory services. A generous package of benefits includes bonuses such as outdoor spaces for each apartment, bicycle facilities and dedicated support from in-house financial experts throughout the entire process from the first contact to the handover of the apartment.

IMMOCAP – Uncovering the city’s potential
Immocap has been a key player in the Slovak development market for nearly 30 years, focusing mainly on Bratislava, where it sees significant potential in transforming neglected areas into vibrant spaces. Until recently, the company mainly focused on commercial projects, becoming a leader in energy efficiency, flexibility and the integration of new technologies within a well-thought-out energy concept. Immocap specialists believe that even residential projects cannot be purely mono-functional and in order to provide the desired living comfort for residents, they must blend multiple functions, such as spaces for work, culture, services and high-quality public areas.

In collaboration with the City of Bratislava, Immocap revitalized the Trnavské Mýto underpass. The company has seen success with projects like Lakeside Park 02 and The Mill, which were fully leased before completion. Looking ahead, Immocap has several residential projects in the pipeline, along with a carbon-neutral headquarters for ZSE. The flagship project is the new Istropolis, which will offer public spaces and a modern cultural and social centre in addition to its residential and office functions. Over the next 7 years, Immocap aims to develop more than 200,000 m² of new office and residential spaces.
