BRATISLAVA (25/09/2024) – The offering of high-quality homes in the wider centre of Bratislava will be expanded by the newest residential building on Záhradnícka Street. Developer Immocap has chosen to redevelop a former office building, which is a significantly more environmentally friendly solution. The project will introduce 43 new flats, which stand out for their extraordinary ceiling heights, abundant natural light, practical solutions and minimalist design. Immocap is now launching the sale of residential units in this new project, aptly named Záhradnícka.
The redevelopment of the former Henkel headquarters will transform the existing building from office space to residential use, featuring 43 residential units across 7 floors. The building’s design by Ateliér DKLN is visually distinctive thanks to its clean and well-thought-out approach. The residential units are notable for their higher than standard ceilings, with most flats reaching up to 3 meters. Large French windows provide above-average natural light. Additional smart features, such as a cover for the air-conditioning unit on the balcony and pre-installation for cooling in each flat, add significant value to the project. Záhradnícka will offer a mix of sixteen 2-bedroom, twenty 3-bedroom and three 4-bedroom flats at this stage. All units boast high ceilings and balconies, with the option to purchase a cellar. In line with the approved permits and schedule, Immocap plans to complete the project by late 2025 or early 2026.

Henkel Slovakia’s vision was to unite all its employees under one roof, which the premises on Záhradnícka Street could not accommodate. In The Mill, they now have 17,000 m² of space that meets their needs. At the same time, Immocap saw great potential for change and a new project at Záhradnícka 91. This agreement allowed Henkel Slovensko to acquire modern, new premises while enabling Immocap to unlock the potential of the site on Záhradnícka Street.
