BRATISLAVA (18. 12. 2025) – The new Istropolis project announces a valid building permit for the first three buildings – Istropolis Atrium, Istropolis Tower and residential Block A with 122 units – with the start of construction after the New Year. At the same time, the first residential building in Istropolis received financing from Tatra banka and the entry of a minority investment partner, Sandberg Capital. The project thus found three gifts under the Christmas tree prematurely, which mean good news, especially for the inhabitants of Bratislava.
Official construction of the awaited project of the new Istropolis will start at the beginning of 2026. Developer Immocap has confirmed the receipt of a valid building permit for the first three buildings. In January, the construction of one residential house and two administrative buildings will begin in Trnavské mýto, followed by the construction of the cultural and social hall as part of the first phase.

We see this mainly as a confirmation of trust not only in Istropolis, but in our approach to the creation of the city as a whole,” says Immocap CEO Martin Šramko.

Tatra banka will provide the developer with a construction loan in the amount of EUR 30 million to finance the residential Block A in the first phase of construction. The entry of an investment partner into this residential building, in turn, means that Sandberg Capital will be a minority shareholder, while Immocap will continue to provide all development activities, including the construction and sale of apartments.

Istropolis is a city-forming project, which, thanks to modern urbanism, will transform Trnavské mýto into the gateway to the New Town and bring Bratislava a new meeting place. The heart of the whole project will be the cultural and social hall for 3 thousand people, which will create a quality background for the organization of a wide range of events. The mix of features will be complemented by quality housing, top-notch workspaces and generous public spaces. Thanks to the use of advanced technologies and well-thought-out project design, Istropolis will rank among top projects in Central Europe in terms of ESG criteria, which emphasize sustainability, social responsibility and transparent management.
Developer Immocap has been working on improving the project of the new Istropolis over the past 5 years with an unusually wide team of architects, designers and various specialists. The resulting form of Istropolis brings a combination of valuable public spaces full of greenery with pleasant urban living and efficient offices that will be built near the heart of the entire project – a new cultural and social hall. Škultétyho Street will also undergo a major change, creating a generous green strip with an elevated roadway for cars, which will slow down the street and make it a pleasant connection between the existing district and Istropolis.
