Bratislava – At one of the most prestigious addresses in Bratislava’s downtown, we are creating a residential project with the character of a valuable work of art. The architectural concept of the residence was selected through an international competition featuring six renowned architectural practices. The winning proposal by acclaimed studio CHYBIK + KRISTOF impressed the expert jury, led by architect Ing. arch. Ľubomír Závodný, with its distinctive architectural language, sensitive engagement with the urban environment, and poetic contrast that naturally complements the character of the evolving downtown district. Éclair preserves and integrates the former locksmith workshop, also known as Design Factory. This fragment of the site’s industrial heritage will be given new life, allowing the project to retain the spirit of the place.

The residence’s French name carries a deeper meaning. Éclair translates as “spark” – a fleeting moment from which great ideas, architecture, and art are born. The project itself emerged from that very idea: Urban living elevated to a work of art.

Bratislava’s downtown will be enriched by Immocap with a new headquarters for ZSE, the first carbon-neutral office building in the country. The designer residential building on Bottova Street will redefine the perception of “quiet luxury” for a high standard of living.
