Urban living by the water with views of the lake and the Little Carpathians. Immocap and WOOD & Company have unveiled the design for a new residential project near Kuchajda

BRATISLAVA (21/11/2024) – The architectural competition organized by developer Immocap and investment group WOOD & Company for their residential project at Kuchajda Lake has announced a winner. The imaginative design created by the young studio Superateliér will bring a stunning residential building to the prime plot on Tomášikova Street in Bratislava. Located near Kuchajda Lake, this designer housing will not only benefit from a fantastic location but also offer residents views of the lake and nearby forest, alongside a proposed shared community swimming pool.

WOOD & Company and Immocap acquired the land for the new Kuchajda landmark from its previous owner, with building permits already secured. The architectural competition was organized to offer an alternative perspective on the original project design, reflecting on the needs of the city’s residents.

The winning design includes approximately 350 residential units, 400 underground parking spaces and around 1,500 m2 of retail space for various shops. It is characterised by light-filled interiors, views of the natural surroundings, an ingenious balance between public and private functions, as well as sensitive connections to the surrounding spaces while preserving the intimate character. The planned project marks a significant step in the revitalisation of the area near the Lakeside Park office complex, Nové Mesto train station and Fresh Market shopping centre. The winning design represents a high-quality architectural solution that will further develop the potential of Nové Mesto.

“The goal of the competition was to identify the best design for a high-quality residential building and I am pleased that Superateliér’s solution has far exceeded our expectations. The design, both architecturally and functionally, would offer generous opportunities for living in balance with the city and nature in the developing location near Kuchajda. It would also provide an oasis of calm for residents with a community space cleverly separated from the hustle and bustle of the city. From the very start of this project, we aimed to create a balanced living environment near Kuchajda and we are increasingly confident that we will achieve this,” said Martin Šramko, CEO of Immocap.

The winner of the competition was unanimously chosen by a jury composed of respected architectural figures and representatives of both partners. The winner was selected by: the jury chairman Ľubomír Závodný and members Iľja Skoček, Jela Plencnerová, Martin Šramko, Martin Šmigura, Jakub Gossányi and Richard Lelák. The developer and the investor invited renowned studios to compete: A.M. Architects, Chybik+Kristof, Pantograph, Sadovsky & Architects, Siebert+Talaš and Superateliér. In a challenging competition, Superateliér triumphed by combining creativity with an overall understanding of the concept. “Our goal was to create urban living with a holiday-like atmosphere. We wanted each apartment to have a direct view of Kuchajda Lake, so we designed the building as a bay that will form an oasis for the residents. It provides them with a space for relaxation, isolates them from the hustle and bustle of the city, and at the same time gives space for community and good neighbourly relations,” explained Branislav Husárik from Superateliér.

For this well-established partnership, the latest project presents an exciting opportunity to further develop an area they know intimately. “Our collaboration with Immocap in the form of a joint venture has already proven to be an extremely successful synergy across several projects, and it is a pleasure to continue this well-established partnership. Thanks to this, we can prepare another interesting investment product for our clients,” says Martin Šmigura, Local Partner at WOOD & Company. The two companies have successfully completed the Lakeside Park 02 project and are also behind the Millhaus project on Mlynské Nivy boulevard, which has been extremely popular since sales and construction began.
