Bratislava, 28 June 2022 – Appealing location near Kuchajda Lake and comfortable work environment of the Lakeside Park 02 has been attracting more and more companies. New tenants are joining the modern office complex which is being built in cooperation between Immocap and WOOD & Company. The project attracts companies mainly thanks to its high comfort, excellent transport accessibility and state-of-the-art office space standards.
Slovak tech company Innovatrics, a global leader in its field, has decided to lease two floors. „Our employees are professionals who create sophisticated technologies, so we need a quality space where they feel comfortable and can enjoy the much-needed relaxation. At the same time, ecological responsibility is important to us,” said Barbora Horvat, CFO & COO of Innovatrics.
Comfortable environment and easy accessibility were the main factors for the newest tenant Zľava ďna. „Returning to the offices was a big challenge, so it was extremely important for us to find a new space that would meet all the criteria of a modern office. The excellent accessibility by car and public transport was important for us, but we were especially convinced by the comfort zone of Nové Mesto, where our employees will find opportunities for sports and cultural activities,“ said Zdenko Hoschek, CEO of Zľava Dňa, which used to have its offices in the old Istropolis Trade Union House and has a long-standing partnership with Immocap.

The office project is close to completion, scheduled for Q2 this year. It has already attracted a big tenant Plzeňský Prazdroj, who is now joined by other big players – in addition to Innovatrics and Zľava Dňa, Reming Consult, Etops, DaneTax, Malina, UP Slovensko and Adifex.The project’s occupancy rate is over 60% even before its completion.

Thanks to its close proximity to several public transport stops, a railway station and the possibility to park your car in the underground garage, Lakeside Park 02 is easily accessible from all corners of the capital. It is just a stone’s throw away from great catering options offered by Freshmarket, but most importantly it is in close proximity to Lake Kuchajda, which offers plenty of opportunities for relaxation. After work, employees can use the jogging track, enjoy a tasty dinner with colleagues or the open-air summer cinema near Kuchajda.
It is not only the surroundings that are green, but the Lakeside Park 02 building itself contains ecological solutions that reduce its burden on the environment, as evidenced by the LEED GOLD sustainability certificate.
“Lakeside Park 02 has a beautiful location that symbolises living and working in harmony with nature, so from the very start, we approached the project with the greatest degree of responsibility towards the surroundings and the environment as a whole. For example, we used recycled aluminium, thanks to which we saved 554 tonnes of CO2, which is equivalent to planting 500 trees,“ said Martin Šmigura, Investment Director of WOOD & Company, co-developer of the project.
Thanks to state-of-the-art HVAC systems and contactless technologies, the project will be the first anti-COVID building in Slovakia, which has also brought innovations such as air conditioning with plate heat recovery, air disinfection with colloidal silver humidifiers, CO2 sensors in conference rooms, as well as opening windows and contactless lift control.
The new project envisages an area of 14,370 m2 of office space on 12 floors. Together with Lakeside Park 01, this will create an interconnected business complex with a total leasable area of 40,000 m2 of office and retail space.
IMMOCAP developer company has been operating on the market for more than 20 years and during this time it has implemented a number of major projects that have also contributed to the development of the capital city of Bratislava. The LAKESIDE PARK 02 project is currently under construction and will offer 15,000 m² of layout-efficient and energy-efficient office space in 2022. Another project is the multifunctional building THE MILL, which will be part of the redeveloped Mlynské Nivy boulevard in the lucrative zone of Bratislava’s central business district. Its design has emerged from an international competition and will include a commercial area of 25,000 m².
